With more than nine years experience in real estate, Scott Hang is a welcome addition to Ballard Realty. Prior to his work as a real estate agent, Hang spent 6 years building homes and several years remodeling them. "I have a pretty good knowledge of construction skills and standards," he said. In addition, he has been a member of the planning commission for eight years - where he has seen firsthand the effects of the economic downturn.
Despite the recession though, Hang also has been privy to learning about ideas for the expansion or development of the county. Hang says he brings a "working knowledge of real estate and construction skills to help people find the home they want." Oftentimes, he said, a house might not seem perfect, but house hunters should distinguish between problems and cosmetic issues. Some new paint and floor can go a long way, he said.
Hang said he, and other real estate agents, were amazed at how low home prices have gone. He pointed out that some people are investing in property because they can buy a home, fix it up and rent it for more of a return than they would by simply keeping their money in a CD.
Hang said that Ballard Realty, will focus on residential and commercial sales as well as rental management, which companies are seeing a lot of these days.
Ballard Realty also puts a focus on putting the client first., Hang said, and true guidance. The company will help guide people through the purchase, selling or investing process. Ballard Realty is a certified HUD broker, as well.
Hung is a graduate of Georgia Department of Community Affairs Academy for Economic Development's Regional Economic & Leadership Development Program, a past president of the Barrow County Builders Association, and a former Chairman of the Barrow County Republican Party.
For Larry Ballard, the owner of Ballard Realty, having Hang on board is a coup to a business that Ballard initailly was not interested in. Ballard's grandfather, Roy Ballard, started Ballard Realty in the 1960s in West Virginia. He encouraged his grandson to get involved in real estate, and a year ago Larry Ballard formed his company in Winder.
In fact, when Larry Ballard sold his first home, he made sure to take a picture of himself not just with the home, but with a sign his grandfather had used to advertise homes many years ago when he was in business.
Ballard said that when he decided to move toward real estate, he didn't know that the market would move south like it did. However, despite the lag, Ballard said he is "confident that things will pick up."
Ballard said that his company's goal is to help people not only to get into homes but to guide them so that they purchase something they can actually afford.
The company lists its mission statement on its website, www.ballardrealtygroup.net, which reads: "The Ballard Realty Group provides assistance to guide individuals, families and companies through the sale and purchase of real estate.
"We will always provide assistance in a professional atmosphere, with loyalty to our clients that will not be surpassed, maintaining an attitude of value for all our clients."
"Our goal is to give back to our community, by lending our life's experiences and knowledge to help guide, protect and educate you in making the right decision in the real estate market."
"With God as our center, we will always strive to assure you that every decision we help you make will afford you the confidence to know that you have received the very best guidance in your real estate transactions."
"I know what it is to go out and buy your first home, and...Scott is aware of that, too," Ballard said. "We're here to reach out to those first-time home buyers and make sure they know they're dealing with people that have been exactly weher they've been."
With new agent, Shannon Reinecke, on board with the company, Ballard and Hang are hopeful about the future and looking forward to working with others. "We just want to make sure things are done in a right way," Ballard said.
Ballard Realty is located at 4 Pickle Simon Road in Winder.
